Union Park currently has eight builders offering homes in a variety of styles and sizes ranging from the high $200s to $600s. Current builders include American Legend Homes, Beazer Homes, Bloomfield Homes, Coventry Homes, D.R. Horton, Del Webb, Drees Custom Homes and Highland Homes. Union Park is centered around a lush, wooded 30-acre Central Park with greenbelts and green spaces spread throughout the community. Beyond parks and trails, Union Park also has a dog park, a catch-and-release pond, an open-air event pavilion, two recreation centers, an ADA accessible exploration park, two pools, a splash pad, an outdoor kitchen, sports courts, a food truck park, and an outdoor ninja-style fitness course. The combined tax rate for Union Park as of October 2021 is $2.757034 per $100 of home value. The property taxes provide funding to the town of Little Elm for city services such as police, fire, and recreational facilities. They also support the municipal management district, Denton ISD, and Denton County.

Most of Union Park is not restricted by age, but we do have an active adult neighborhood managed by Del Webb, that is restricted to residents 55 and older. Exclusive Del Webb amenities include a 10,000-square-foot amenity center with a resort-style pool, fitness center, bocce ball, pickleball, and tennis courts. In addition, a Del Webb lifestyle coordinator plans regular social functions at the clubhouse such as cooking demos, games, clubs, line dancing, and more.

Union Park HOA dues range from $108 to $121 per month, depending on lot size and location within the community. Some maintenance free homes with Union Park have higher HOA dues to cover front yard maintenance costs.

Union Park is a pet friendly community with no dog breed or pet restrictions per our current HOA guidelines. Union Park has a public dog park that is open from dawn to dusk and located at 7000 Union Park Boulevard. Pets must be up to date on vaccinations and parasite control, and pet owners are required to pick-up after their pets and observe posted dog park rules.

In addition to your onsite lifestyle and management team, monthly HOA dues cover front yard
maintenance (mowing, weeding, pruning, and fertilizer treatments) and home alarm monitoring. Homes are wired for automation with monitoring and remote control of thermostats, front door camera and lights provided via an app. Together, these benefits alone add up to an estimated savings of $2,000 per year.


The Union Park HOA is essential in providing routine maintenance and upkeep for indoor and outdoor private common areas. Importantly, it also funds hundreds of events and activities each year to bring neighbors together as friends.

Union Park is part of a municipal management district, or MMD — which has the power to levy an ad valorem tax to fund improvements inside the district, such as water, sewer, drainage, roads, and park facilities.

A municipal management district, or MMD, is a special district created by the State of Texas to finance facilities not provided by a municipality. Having a MMD at Union Park provides not only for the financing of improvements such as water, sewer, drainage, roads, and park facilities; it also funds the maintenance and operations cost of the public park facilities and right of way landscape within the property.

Union Park is located within the service area for the Mustang Special Utility District — or Mustang SUD. The Mustang SUD provides the water and wastewater services for Union Park through a contract with the Upper Trinity Regional Water District. Union Park is located in the town of Little Elm, which provides trash and recycling collection, police, fire, and emergency medical services.
